ACORPP help Legal Aid WA in the delivery of new workplace practices
It sounds like the beginning of an old joke: how do you get 265 lawyers and staff from six floors in one part of St George’s Terrace to another?
But the actual task was no laughing matter and it took ACORPP some two years from project initiation to tenant occupancy to migrate Legal Aid WA from 55 St Georges Terrace to a new build at No.32.
ACORPP’s role included tenant representative, project management and superintendent representative roles.
ACORPP Director Mario Macri said that ACORPP was initially appointed to review the existing accommodation of the Legal Aid Commission.
“We were asked to provide a strategy paper and recommendations to map Legal Aid’s accommodation directions for the next 10 to 15 years,” he said.
“We assessed many sites before terms and accommodation specifications were agreed on for 32 St Georges Terrace. “
Joe Copland Project Manager said ACORPP’s fit out project manager role seamlessly integrated with the requirements of the tenant representative role.
“This enabled key input into final lease terms to ensure the fit out met with client timescales and budget,” he said.
“The move-in date occurred on the actual date identified in the first program which ACORPP issued more than two years before occupation,” Mario said.
ACORPP also successfully negotiated early access to begin fit out before the base building’s practical completion date.
The budget was achieved with approximately twice the ACORPP fee being saved in the process. This allowed added value items to be procured by the tenant after occupation.
“We set ourselves a very adventurous target of not just providing a new workplace but also changing the way we worked at Legal Aid. Having ACORPP as our Tenant Advisors and Project Managers provided us with the framework and methodology to be able to deliver this outcome successfully” Malcom Bradshaw, Director Business Services
