SEEKING 200 - 300 SQM OF OFFICE ACCOMMODATION IN PERTH CBD & SURROUNDS - P17A060

Closing Date: 2pm (WST) Wednesday 25 October 2017.

 

The key parameters of this requirement are as follows:

Client: Undisclosed tenant.
Location:  The premises would ideally be located in Perth CBD (must be
  west of William Street). However, premises in West Perth,
Subiaco, West Leederbille and Leederville may also be
  considered.
Lease Area: Approximately 200 - 300sqm.
Property Type: Office Accommodation - A Grade building are preferred.
Availability: No later than 1 July 2018 for occupation.
Lease Term: Five (5) years (pending commercial terms).
Further Term/s Two (2) renewal options of three (3) years each.
   
Requirements: Our client has a preference to inspect only fitted out premises
  however vacant premises may also be considered (subject to
  level of incentives). Fitted out premises should be a modern
  fitout and ideally provide for approximately:
  - 20-24 workstations in open plan;
  - 2-4 offices;
  - 1 boardroom to accommodate 4-6 people;
  - Reception/waiting area; and
  - Staff breakout area with kitchen facilities.
   
  Furthermore, the premises should ideally provide:
  - Good, natural light within the premises;
  - End of trip facilities (i.e. showers, lockers, bike racks, etc. to be
    detailed in each submission);
  - Fibre optic to be connected or available to the premises;
  - 5 staff parking bays (secured undercover single car bays)
    may consider additional bays;
  - Vistor parking in nearby proximity; and
  - Close proximity to public transport; and
  - Disability access compliant.
   
Your Expression of Interest (EOI) should address the above requirements and include:
  - Lease area;
  - Confirmation of availability and whether provided on a direct or
    sub-lease basis;
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Lease term and any renewal options;
  - Proposed rent review mechanism for the term of the lease
    (and any extension or renewal);
  - Number of parking bays available and cost per bay;
  - Incentives offered;
  - A fitout/floor plan;
  - A brochure and/or photos if available; and
  - Confirmation if signage rights are available (extent/location
    to be detailed in each submission).
