SEEKING INDUSTRIAL ACCOMMODATION IN KEWDALE FOR PURCHASE OR LEASE

Closing Date: 10am (WST) Wednesday 25 October 2017.

 

The key parameters of this requirement are as follows:

Client: Japanese Truck & Bus (JTB).
Location:  The premises would ideally be located in Kewdale, however,
  premises in Welshpool may also be considered.
Areas: The premises would ideally provide the following approximate
  areas:
  Office/Showroom: 400sqm
  Warehouse/Workshop: 1,700 - 2,000sqm.
  Total Land Area: 6,000 - 10,000sqm.
Property Type: Industrial warehouse/workshop with office/showroom.
Availability: Occupation required by 1 October 2018.
   
Requirements: - Must have high exposure to passing traffic;
  - Must have ease of access for large vehicle (truck and bus)
     movements;
  - Premises on main arterial roads preferred;
  - Compliance with authority approvals including building
    approvals, zoning & permitted use for proposed use (including
    uses such as office, retail sales/parts, motor vehicle/truck
    servicing and repairs);
  - Our client has a preference to inspect fitted out premises,
    however vacant premises may also be considered. Fitted out
    premises should be a modern fitout and ideally provide for:
  - Reception/waiting area;
  - 3-4 work stations in open plan;
  - 4-6 offices;
  - 1 boardroom to accommodate 12-16 people;
  - 1 meeting room to accommodate 4-6 people;
  - 1 utility/storage room (pending the layout); and
  - Staff breakout area with kitchen facilities.
   
  Furthermore, the premises should ideally provide:
  - End of trip facilities (i.e. showers, lockers, changerooms, etc.
    to be detailed in each submission);
  - Fibre optic to be connected or available to the premises;
  - Sufficient parking bays to comply with authority/planning
    requirements - but ideally no less than 40 single car bays; and
  - Close proximity to public transport.
   
Your Expression of Interest (EOI) should address the above requirements and include:
  - Land & building areas;
  - Number of parking bays available;
  - Fitout/floor/site plans; and
  - A brochure and/or photos (if available).
 
If submitting a proposal on the basis of a LEASE:
  - Lease Term: Five (5) years (preferred), but may consider
    longer pending commercial terms.
  - Further Term/s: Two (2) renewal options of three (3) years
    each.
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Proposed rent review mechanism for the term of the lease
    (and any extension of renewal);
  - Incentives offered;
  - Confirmation of availability and whether provided on a direct or
    sub-lease basis; and
  - Confirmation if signage rights are available (extent/location
    to be detailed in each submission).
   
If submitting a proposal on the basis of a PURCHASE:
  - Proposed purchase price;
  - Proposed sales conditions; and
  - Proposed settlement terms.
