SEEKING 500 SQM OF VEHICLE WORKSHOP AND OFFICE SPACE IN CLAREMONT/NEDLANDS/SUBIACO/SHENTON PARK/SUBIACO AREA

Closing Date: 10am (WST) Monday 23 October 2017.

 

The key parameters of this requirement are as follows:

Client: Undisclosed tenant.
Location:  The premises would ideally be located in the Claremont/
  Nedlands/Shenton Park/Subiaco area.
Lease Area: Comprising the following approximate areas:
Worskshop: 500sqm;
  Office: 40sqm;
Parking: 20 bays; and
Secured Yard (preferable): 50sqm.
Property Type: Workshop/Vehicle services and Ancillary services.
Availability: Immediate.
Lease Term: 3 years.
Further Term/s 3 x 24 months to extend.
   
Requirements: The fitout should ideally provide for approximately:
  - 20 external car parking bays;
  - Minimum workshop ceiling height of 4.2m;
  - Ability to set up 6 vehicle hoists;
  - Large roller door/wide access (3m) to the workshop;
  - 3 phase power;
  - Good Egress and Ingress;
  - Exposure to passing traffic preferable but not essential; and
  - Air compressor lines within warehouse preferable but not
   essential.
   
  Furthermore, the premises should ideally provide:
  - Security and alarm system;
  - Incoming phone and internet lines; and
  - Drains that lead directly to a grease trap.
   
Your Expression of Interest (EOI) should include:
  - Lease area;
  - Confirmation of availability and whether a direct or sub-lease;
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Lease term and any renewal options;
  - Proposed rent review mechanism for the term of the lease
    (and any extension or renewal);
  - Incentives offered;
  - A fitout/floor plan;
  - A brochure and/or photos if available;
  - Confirmation if signage rights are available (extent/location
     to be detailed in each submission).
