SEEKING 200 - 300 SQM OF OFFICE ACCOMMODATION IN WEST LEEDERVILLE / LEEDERVILLE / EAST PERTH / WEST PERTH - P17A049

The key parameters of this requirement are as follows:

Client: Undisclosed.
Location:  The preferred locations for the premises being sought are West
  Leederville / Leederville / East Perth / West Perth. However,
consideration will also be given to those suburbs immediately
  bordering these locations.
Lease Area: Approximately 200sqm to 300sqm.
Property Type: Office Accommodation.
Availability: Early 2018.
Lease Term: Five (5) years (preferred) but may consider longer pending
  commercial terms.
Further Term/s Two (2) renewal options of three (3) years each.
   
Requirements: Our client has a preference to inspect only fitted out premises
  however vacant premises may also be considered (subject to
  level of incentives). Fitted out premises should be a modern
  fitout and ideally provide:
  - Reception area;
  - Open plan workstations to accommodate minimum of 12 people;
  - Minimum 2 offices;
  - 1 boardroom to accommodate 10-12 people;
  - 2 meeting rooms to accommodate 4-6 people;
  - Staff breakout area with kitchen facilities; and
  - Good natural light.
   
  Furthermore, the premises should ideally provide:
  - Minimum 5 onsite parking bays;
  - Located close to additional public parking for visitors and staff;
  - End of trip facilities (i.e. showers, lockers, bike racks, etc. to be
    detailed in each submission); and
  - Close proximity to public transport.
   
Your Expression of Interest (EOI) should include:
  - Lease area and floor plan;
  - Confirmation of availability and whether provided on a direct or
    sub-lease basis;
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Lease term and any renewal options;
  - Proposed rent review mechanism for the term of the lease
    (and any extension or renewal);
  - Number of parking bays available and cost per bay;
  - Incentives offered;
  - A fitout / floor plan; and
  - A brochure and/or photos if available.
