SEEKING 700 TO 800 SQM OF OFFICE ACCOMMODATION / CONSULTING ROOMS IN SUBIACO - P17A042

Closing Date: 2pm (WST) Thursday 24 August 2017.

 

The key parameters of this requirement are as follows:

Client: Department of Health (Low Risk Adult Mental Health Clinic).
Location:  The premises would ideally be located in Subiaco. However, premises
  in the surrounding area with good public transport linkages may also
be considered.
Lease Area: Approximately 700 - 800sqm.
Property Type: Office Accommodation / Consulting Rooms. Ground floor is preferred;
  however first floor premises may also be considered subject to accessibility,
  including lift access.
  The building should ideally be a Class 5 building, suitable for the intended
  use (i.e. approved for a permitted use of 'Consulting Rooms').
Availability: Immediate, or within 12 months.
Lease Term: Ten (10) years (preferred), but may consider longer pending commercial terms.
Further Term/s: Two (2) renewal options, of five (5) years each.
   
Requirements: Our client has a preference to inspect only fitted out premises, however
  vacant premises will also be considered (subject to level of incentives).
   
  Fitted out premises should be a modern fitout and ideally provide for approximately:
  33-36 workstations in open plan;
  - 8-12 offices;
  - 1 large meeting room to accommodate 15-20 people (double egress);
  - 1 medium meeting room to accommodate 6-8 people (double egress);
  - 8 small meeting rooms to accommodate 4 people (double egress);
  - 1 consultation/treatment room to accommodate physical consults
   (e.g. examination bed, handwash, equipment storage, medication fridge, and
   1 workstation/desk) (double egress);
  - Reception & clerical area for 2-3 staff;
  - Waiting area for 10-15 clients;
  - Toilets for visitors (from waiting area) and separate staff toilets;
  - Staff breakout area with kitchen facilities;
  - Utility & storage rooms
   
   Furthermore, the premises should ideally provide:
  - End of trip facilities (i.e. showers, lockers, bike racks, etc to be detailed
    in each submission);
  - Fibre optic to be connected or available to the premises;
  - 15 staff parking bays on-site (ideally secured undercover single bays);
  - 10 visitor parking bays on-site, or visitor parking in close proximity;
  - Close proximity to public transport;
  - Close proximity to pharmacies and medical practices.
   
Your Expression of Interest (EOI) should include:
  - Lease area;
  - Confirmation of availability and whether provided on a direct or sub-lease basis;
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Lease term and any renewal options;
  - Proposed rent review mechanism for the term of the
    lease (and any extension or renewal);
  - Number of parking bays available and cost per bay;
  - Incentives offered;
  - A fitout / floor plan;
  - A brochure and/or photos (if available);
  - Confirmation if signage rights are available (extent/location to be
    detailed in each submission).
