SEEKING 2,600 - 3,100 SQM OF OFFICE ACCOMMODATION IN PERTH CBD (P17A033)

The key parameters of this requirement are as follows:

Client: Undisclosed tenant.
Location:  The premises would ideally be located in the western end of the Perth
  CBD (west of William Street and no further east than Barrack Street).
Lease Area: Approximately 2,600 - 3,100sqm, comprising the following:
  Office                           (1,200 - 1,500sqm);
  Call Centre                  (700 - 800sqm);
  Public Interface           (700 - 800sqm).
  N.B. Preference is to be located over no more then two contiguous floors.
  If the tenancy is located over two floors, a minimum floor plate of 1,400sqm is
  preferred as the Public Interface & Call Centre must be located on the same floor.
Property Type: Office Accommodation - A Grade or Premium.
Availability: Fitout Access: 1 September 2017. Lease Commencement: 1 March 2018.
Lease Term: Five (5) years (preferred), but may consider longer pending commercial terms.
Option: 1 x 3 years, pending lease term and commercial terms.
   
Requirements: Vacant premises will be considered (subject to level of incentives & timing),
  however our client has a preference to inspect only fitted out premises.
  The fitout should be modern and ideally provide for approximately:
  - 250 workstations in open plan;
  - 3 offices;
  - 1 boardroom to accommodate 18-20 people;
  - 4 meeting rooms to accommodate 10-12 people;
  - 10 meeting rooms to accommodate 4-6 people;
  - 2 utility rooms (pending the layout);
  - 2 storage rooms (approximately 40sqm each);
  - Staff breakout/kitchenette (if over 2 floors, one on each floor is required).
   
   Furthermore, the premises should ideally provide:
  - Contiguous floors (with a preference for an internal stairwell);
  - End of trip facilities (i.e. showers, lockers, bike racks, etc to be detailed
    in each submission);
  - Fibre optic to be connected or available to the premises;
  - 5 staff parking bays (ideally secured undercover single bays);
  - Visitor parking in nearby proximity;
  - Close proximity to public transport.
   
Your Expression of Interest (EOI) should include:
  - Lease area;
  - Confirmation of availability and whether a direct or sub-lease;
  - Proposed commencing rent;
  - Outgoings (if payable);
  - Lease term and any renewal options;
  - Proposed rent review mechanism for the term of the
    lease (and any extension or renewal);
  - Number of parking bays available and cost per bay;
  - Incentives offered;
  - A fitout / floor plan;
  - A brochure and/or photos (if available);
  - Confirmation if signage rights are available (extent/location to be
    detailed in each submission).
